This list of expected benefits has been compiled from statements of project officials and citizen committee members. No attempt has been made to link these expectations with specific project elements, or to assess whether these are reasonable expectations to be derived from the proposed development. These are simply reported here. No support, endorsement or rejection of these goals is intended or implied.

Building in Allan Witt Park is expected to provide the following benefits to Fairfield:

  • Sale of park land will provide funds to build replacement facilities on City-owned land at other locations sooner than planned – specifically new ball fields and a new sports complex on Cordelia Road next to the Wastewater Treatment Plant, a youth center on the former bowling alley site on North Texas Street, and new tennis courts at Laurel Creek Park (Note: The Youth Center no longer seems to be part of the proposal - the Bowling alley site is being developed as a housing site)
  • Building residential and commercial units in the park will increase property values along West Texas Street and in the nearby neighborhoods
  • Property taxes from new units will provide funds for revitalization projects for businesses along West Texas Street
  • Revitalization will snowball along West Texas Street, spurring economic growth, attracting businesses to relocate there and increasing property values in nearby neighborhoods
  • Increases in neighboring property values will create pride of ownership motivating owners and occupants to take better care of properties, which will improve the appearance of adjacent and nearby neighborhoods and along West Texas Street
  • Increases in area rents will help prevent undesirable low-income tenants from coming into the area
  • The smaller park will be safer and people will not be afraid to use it
  • Residents of the new housing units will keep an eye on the park and notify police of crime and safety problems
  • Building in the park is “infill” development and is preferable to developing land on the outskirts of Fairfield
  • “Undesirable” park users will go away and will no longer cause problems for businesses on West Texas Street – including “homeless,” transient and unemployed adults (“bums”) who use the park on weekdays
  • The new Sports Complex and ball fields will attract major tournaments and associated tourism revenues (the complex itself will not produce any revenue for the city during its first four years of operation)
